Dubai Land Department Showcases Results of AI-Powered Real Estate Advertising Platform
The Dubai Land Department (DLD) has announced the results of its AI-driven Real Estate Advertising Governance Platform, launched at GITEX 2024, as part of its ongoing efforts to enhance transparency, oversight, and investor confidence in Dubai’s dynamic property market.
The announcement, made during Dubai AI Week 2025, highlights how the DLD is leveraging artificial intelligence to transform regulatory practices in the real estate sector and set new benchmarks for digital governance.
Monitoring Over 279,000 Listings
Since its launch, the AI platform has monitored more than 279,000 real estate advertisements across major property portals such as Property Finder, Dubizzle, and Bayut. As a result:
- 29% of listings were automatically modified by the AI system to comply with Dubai’s advertising regulations.
- The platform ensures continuous surveillance, significantly reducing non-compliant or misleading listings in the market.
According to Ali Abdullah Al Ali, Director of the Real Estate Control Department at the Real Estate Regulatory Agency (RERA) under DLD:
“These results reaffirm our ongoing commitment to advancing market oversight through cutting-edge technology. The platform empowers us to monitor ads more accurately and efficiently, which enhances trust and reinforces Dubai’s status as a global real estate leader.”
Daily Monitoring and Regulatory Compliance
The platform is built to perform daily, automated checks on real estate ads, ensuring they meet DLD’s advertising guidelines. This aligns with Dubai’s broader digital transformation goals and the emirate’s push for smarter governance tools.
“The use of AI reflects the Department’s strategic direction toward digital innovation. It is a key instrument in achieving the highest service quality standards,” Al Ali added.
Strengthening Market Transparency
This initiative is part of the DLD’s broader efforts to enhance market transparency and consumer trust, two essential pillars of a sustainable and attractive investment environment. The platform enables:
- Faster detection of violations,
- Streamlined correction of ad content,
- Better protection for property buyers and investors.
It also ensures all promotional content across platforms remains aligned with official permits and accurate property data.
Linked to the ‘Madmoun’ QR Code System
In parallel with the AI platform, the DLD previously launched ‘Madmoun’, an electronic service within the Trakheesi system, designed to:
- Issue a QR code for every real estate advertisement permit,
- Mandate that all listings — whether online, print, or physical signage — include this QR code.
Consumers can now scan the QR code to instantly verify the authenticity of a property advertisement, which further strengthens consumer protection and trust in the sector.
Supporting Dubai’s Vision for Digital Leadership
These innovations directly support Dubai’s broader strategic goal of becoming a global leader in digital governance and smart city technologies. The initiatives align with:
- The UAE Digital Economy Strategy,
- The Dubai Economic Agenda (D33),
- And the government’s push to adopt AI across all major sectors.
Dubai AI Week 2025, under which this announcement was made, celebrates these advancements and brings focus to the city’s achievements in public sector innovation.
Driving Investor Confidence and Global Recognition
With growing international interest in Dubai’s real estate market, the ability to guarantee listing authenticity and compliance gives Dubai a significant competitive edge. These tools:
- Help protect investors from fraudulent listings,
- Ensure regulatory compliance without the need for manual inspections,
- Offer real-time data that improves market intelligence and planning.
Dubai’s real estate sector continues to see robust growth and rising demand from both local and international buyers. The adoption of technologies like AI and QR-based verification supports this momentum by ensuring the integrity and credibility of listings.
Conclusion
The Dubai Land Department’s AI-powered Real Estate Advertising Governance Platform is a landmark achievement in the evolution of real estate regulation. By automating compliance checks and introducing secure verification tools like Madmoun, DLD is setting a new standard for transparency, trust, and innovation in the global property market.
“These steps reaffirm Dubai’s commitment to fostering a safe, efficient, and digitally advanced environment for real estate investment,” said Al Ali.
